The Sellers will provide a Personal Representative’s Deed and provide an Owner’s Title Insurance Policy. No Survey unless required for clear title. Metzger Property Services will charge a 3% buyer's premium and that premium collected shall be retained by Metzger Property Services. If buyer is represented by a broker, buyer will pay an additional buyer's premium for a total of a 5% buyer's premium. Seller is selling the property on an “AS IS, WHERE IS” basis with all faults and with Seller making no repairs.  Seller specifically disclaims all warranties, representations or guarantees of any kind or character, expressed or implied, oral or written, past or present or future, with respect to the property, personal property, if any, and the design, quality, description, suitability, structural integrity, operational or physical condition of the property or any portion thereof, from the presence of hazardous substances in, on, under or in the vicinity of the property, and the merchantability of the property or fitness of the property for any particular purpose and that Seller makes no warranty, either expressed, implied, or by operation of law, that the property is fit for any particular purpose.
